POSITION SUMMARY The EPM Lead serves as the "Heart of Project Success," acting as the strategic pivot between the World’s Best Tech Client’s internal teams and external execution partners (Development Managers and Partners). This role goes beyond traditional project management. You will function as a Protector of the Client’s interests, a Connector of global practices to local execution, and an Overseer of governance. 2. CORE VALUE PROPOSITION • Protector: Acts as the first line of defense against scope creep and contractual misalignments; safeguards the Client's strategic objectives and business requirements. • Connector: Translates the Client’s global methodologies into actionable local processes, bridging the gap between technical teams and business stakeholders. • Process Guardian: Maintains absolute audit readiness, data integrity, and compliance with the Client's specific Control Standards. • Accelerator: Identifies opportunities to improve timelines and reduce costs by leveraging the Client’s vast experience and proven optimization techniques. 3. KEY RESPONSIBILITIES A. Strategic Governance & Stakeholder Orchestration • Principals' Meeting Management: Serve as the primary Point of Contact (POC) for the monthly "Principals' Meeting." Develop comprehensive agendas, chair discussions, and ensure accountability on action items. • Partner Oversight: Oversee the Development Manager (DM) and Development Partner (DP). While the DM is "Responsible" for execution, the EPM is "Consulted" to ensure alignment with Client Policies. • Conflict Prevention: Proactively monitor discussions between partners to prevent arguments, maintaining professional decorum and ensuring clear conflict resolution. • Internal Integration: Coordinate with the Client’s internal teams, including India Capital Controls (for cost/risk), GPO (Global Procurement), and the SEZ Officer. B. Schedule Management & "Deep Dive" Analysis • Strategic Time Allocation: Dedicate approximately 8 hours/week to examining baseline schedules, analyzing critical path activities, and validating milestone commitments. • Linkage Analysis: Deep dive into activity connections to identify intelligent parallel processing opportunities and resource optimization. • Planning Oversight: Facilitate weekly planning sessions to develop detailed two-week look-ahead schedules and conduct bi-weekly (fortnightly) progress assessments to identify bottlenecks. • Standards Compliance: Ensure schedules are developed in strict accordance with the Client's "Schedule Management Standards". C. Financial Oversight & Commercial Management • Budgeting & TPC: Manage the Total Projected Cost (TPC) based on actual costs and market conditions. Perform monthly financial variance reporting to reconcile approved budgets against forecasts. • Non-Tender (NT) Items: Lead the review, analysis, and control of NT items. Verify BOQ quantities, conduct market price comparisons, and negotiate optimal pricing for non-tendered components. • Billing & Claims: Work out differences in claims between the Development Partner and Cost Consultants. Follow up meticulously until bills are processed and disputes are resolved. • Change Order Management: Review unit prices, time/material charges, and contract documents for all change orders. Obtain approval from the Client Project Executive in accordance with Control Standards. D. Design & Technical Oversight • Design Reviews: Actively participate in all Civil and MEP design review meetings. Provide technical expertise to ensure constructability and alignment with Client requirements. • RFI Pattern Analysis: Analyze patterns in Requests for Information (RFIs) to identify potential design issues requiring proactive resolution. • Value Engineering: Facilitate value management sessions at each design phase to evaluate recommendations against budget and schedule impacts. • Stage Gates: Prepare design gateway checklists for stakeholder sign-off and administer the Commercial Management stage gate approval process. E. Procurement & Vendor Management • Procurement Strategy: Develop commercial strategies and execute Request for Proposals (RFPs), leveraging the Client’s pre-negotiated bulk sourcing arrangements where possible. • Technical Evaluation: Participate in Technical Evaluation reviews and scoring, collaborating with Engineering Project Managers to assess vendor capabilities. • GPO Alignment: Attend weekly Global Procurement (GPO) reviews to highlight needs and review recommendation reports. • Supplier Diversity: Identify and engage diverse-owned suppliers where possible and track spend data accordingly. F. Site Operations, Safety & Security • Site Presence: Conduct regular personal visits to review progress, inspecting work areas and documenting observations for reporting. • Safety (CEHS) Leadership: Establish and implement a comprehensive Construction Environmental Health & Safety (CEHS) program, confirming all third-party vendors comply with Client safety processes. G. Compliance, Reporting & Data Management • eBuilder Ownership: Manage the Client’s eBuilder system for budget tracking, schedule management, and document control. Ensure all data is "audit-ready". • Risk Management: Develop and maintain a Project Risk Register. Aggregate portfolio-wide risk reporting (financial, schedule, legal) on a monthly basis. • Documentation: Assemble all guarantees, warranties, O&M manuals, and "as-built" drawings for upload to the Client’s Project Drive. • Lessons Learned: Implement a global "Lessons Learned" process, recording data throughout the project lifecycle to drive innovation. Qualifications • Experience: At least 20 years of Senior-level experience in managing complex, large-scale construction projects (Strategic Planning through Close-out). • Systems Proficiency: Mandatory proficiency in eBuilder for financial and schedule tracking. • Soft Skills: High emotional intelligence for "Conflict Prevention" and "Cultivating Healthy Relationships". • Technical Skills: Strong capability in Schedule Analysis (Primavera/MSP), Cost Benchmarking, and Risk Management frameworks. Success KPIs: • Client Interest Protection: Zero instances of scope creep or non-compliance with Client standards. • Audit Readiness: 100% accuracy in documentation and data integrity within shared drives and eBuilder. • Schedule Accuracy: Identification of bottlenecks before they impact the critical path. • Stakeholder Satisfaction: Effective coordination of the "Principals' Meeting" and seamless integration of Service Partners.
