Funding Specialist Role: Sourcing and structuring financing for real estate projects and portfolios. Securing capital from lenders and investors. Managing project cash flows, conducting detailed financial analysis. Main Responsibilities: Financing & Capital Raising Source loans and equity from banks, NBFCs, private investors, funds, and other financial institutions. Negotiate debt, mezzanine, and equity funding structures. Prepare and present funding proposals, information memoranda, and project reports. Financial Management & Control Plan and manage project cash flows, including drawdowns, repayments, and interest servicing. Prepare and monitor budgets for project costs, overheads, and contingencies. Oversee financial reporting, MIS, variance analysis, and tracking of project IRR/ROI. Strategic Planning & Capital Structuring Design and implement funding strategies aligned with project timelines and business goals. Evaluate alternative capital structures (construction finance, lease rental discounting, refinancing, etc.). Support long-term capital planning for the company's real estate portfolio. Investor & Lender Relations Build and maintain strong relationships with lenders, investors, rating agencies, and financial partners. Manage regular communication, updates, and reporting to stakeholders. Handle queries, negotiations, and compliance requirements from funding partners. Project Evaluation & Feasibility Prepare and review financial models for new projects (cash flows, IRR, NPV, sensitivity analysis). Evaluate existing properties for refinancing, value enhancement, or monetisation. Support decision-making on land acquisition, development mix, and pricing strategy from a finance perspective. Compliance & Governance Ensure all funding and financial activities comply with accounting standards, taxation norms, loan covenants, and internal policies. Coordinate with legal, accounts, and secretarial teams to ensure documentation accuracy and timely filings. Maintain proper records of all loan agreements, security documents, and approvals.
