Funding Specialist Role: Sourcing and structuring financing for real estate projects and portfolios. Securing capital from lenders and investors. Managing project cash flows, conducting detailed financial analysis. Main Responsibilities: Financing & Capital Raising • Source loans and equity from banks, NBFCs, private investors, funds and other financial institutions. • Negotiate debt, mezzanine, and equity funding structures. • Prepare and present funding proposals, information memoranda, and project reports. Financial Management & Control • Plan and manage project cash flows, including drawdowns, repayments, and interest servicing. • Prepare and monitor budgets for project costs, overheads, and contingencies. • Oversee financial reporting, MIS, variance analysis, and tracking of project IRR/ROI. Strategic Planning & Capital Structuring • Design and implement funding strategies aligned with project timelines and business goals. • Evaluate alternative capital structures (construction finance, lease rental discounting, refinancing, etc.). • Support long-term capital planning for the company's real estate portfolio. Investor & Lender Relations • Build and maintain strong relationships with lenders, investors, rating agencies, and financial partners. • Manage regular communication, updates, and reporting to stakeholders. • Handle queries, negotiations, and compliance requirements from funding partners. Project Evaluation & Feasibility • Prepare and review financial models for new projects (cash flows, IRR, NPV, sensitivity analysis). • Evaluate existing properties for refinancing, value enhancement, or monetisation. • Support decision-making on land acquisition, development mix, and pricing strategy from a finance perspective. Compliance & Governance • Ensure all funding and financial activities comply with accounting standards, taxation norms, loan covenants, and internal policies. • Coordinate with legal, accounts, and secretarial teams to ensure documentation accuracy and timely filings. • Maintain proper records of all loan agreements, security documents, and approvals.
