General Manager – Design (Luxury Residences) Location: Pune Reporting To: Head – Design Direct Reports: Luxury Segment Design Team About the Role We are seeking a visionary design leader to shape the future of luxury living. The General Manager – Design will spearhead the creative and strategic direction of our luxury and super-luxury residential portfolio, crafting landmark developments that redefine sophistication, innovation, and experiential living. This role demands a rare blend of aesthetic excellence, commercial acumen, and execution discipline — someone who understands not just how luxury looks, but how it feels, functions, and performs in a competitive market like Pune. Key Roles & Responsibility Design Vision & Market Leadership • Anticipate and translate global luxury design trends into contextually relevant, market-leading developments. • Curate distinctive architectural identities for high-end residential projects. • Elevate the brand’s design language across luxury and super-luxury offerings. • Seamlessly integrate sustainability, green building principles, and smart living technologies into future-ready developments. • Introduce intelligent cost strategies across affordable and mid-income segments without compromising aspirational value. Strategic Design Governance • Lead projects through Schematic Design, Design Development, and Construction Documentation with refined oversight. • Provide real-time commercial insight during design evolution to ensure alignment with approved budgets and ROI objectives. • Champion value engineering initiatives that enhance quality while optimizing capital deployment. • Drive coordination across Development, Construction, Consultants, and Contractors to ensure constructability and design integrity. Execution Excellence • Safeguard design intent throughout execution — from feasibility through project closeout and operational handover. • Oversee consultant deliverables ensuring compliance with: • Local statutory regulations • Design briefs and scope • Brand standards • Stakeholder expectations • Guide stakeholders on architectural vision, spatial strategy, technical feasibility, and compliance implications. • Review contractor methodologies covering safety, logistics, and execution strategy. • Sign and seal drawings where applicable and provide strategic field-level technical support. • Lead and mentor high-performing in-house and outsourced design/project teams. • Partner with Procurement to onboard best-in-class architects, engineers, and contractors aligned with luxury benchmarks. Who You Are • A design thinker with refined aesthetic judgment and strong 3D visualization capability. • Commercially astute with demonstrated expertise in capital budget planning and cost control. • Deeply familiar with Pune’s statutory environment and authority approval processes. • Experienced in ground-up luxury construction and premium residential interiors. • Technically proficient in AutoCAD, SketchUp, Photoshop, and relevant design tools. • Confident in presenting sophisticated design concepts to senior stakeholders and discerning clientele. • Capable of managing multiple high-value projects concurrently with composure and precision. Qualifications & Experience • Bachelor’s Degree in Architecture (Master’s preferred). • 10–15 years of progressive experience in design leadership within premium real estate development. • Mandatory exposure to the Pune market and luxury residential ecosystem. Leadership Signature • Proven ability to lead design studios within structured corporate environments. • Strong cross-functional collaboration skills. • Reputation for integrity, excellence, and delivery. • Ability to inspire teams while maintaining disciplined governance and accountability.
