I am preparing for an asset management interview with a large institutional real estate platform focused on senior housing under RIDEA / operating exposure structures. I am looking for an experienced real estate financial modeller (ideally with REIT, healthcare, hotel, or operating real estate experience) to help me build a clean, institutional-quality Excel model that includes: Scope: A dynamic operating model for a senior housing asset including: Beds / units Occupancy assumptions Average weekly rate Revenue build (Beds × Occupancy × Rate × 52) Labour and operating cost structure (fixed vs variable components) EBITDA and NOI calculation Sensitivity analysis: Occupancy +/- 5% Wage inflation impact Margin compression Exit cap +/- 50–100 bps Impact on valuation and IRR Integration into a 5-year DCF: Levered and unlevered returns Exit value based on terminal NOI IRR and equity multiple A simple two-asset comparison framework: Side-by-side summary Clear risk vs return comparison Clean outputs suitable for case study presentation Basic asset management analytics: NOI bridge analysis Budget vs actual variance analysis structure Data handling using pivot tables and XLOOKUP. Objective: The goal is not to build an overly complex model, but a clean, professional, interview-ready structure that demonstrates strong understanding of operating exposure real estate and data-driven asset management. Contract duration of less than 1 month. with 30 hours per week.
