Job Description: Real Estate Fund Waterfall Model Developer / Financial Analyst Location: Ahmedabad (On Site) Shift Timing: 2:00 PM – 11:00 PM IST Experience: 2 – 4 Years Industry: Real Estate Private Equity / Investment Management About the Role We are seeking a Real Estate Fund Waterfall Model Developer / Financial Analyst with strong experience in real estate private equity financial modeling and LP/GP waterfall structures. This role will be responsible for building fund-level and deal-level financial models, supporting investment underwriting, and analyzing complex capital structures. Key Responsibilities Real Estate Fund & Waterfall Modeling- • Build, develop, and maintain real estate private equity waterfall models. • Model American and European waterfall structures including preferred return, GP catch-up, promote splits, and multiple hurdle rates. • Incorporate GP co-investment, clawback provisions, and promote crystallization logic. • Develop multi-asset fund models with asset-level and consolidated cash flows. • Perform scenario and sensitivity analysis on exit timing, cap rates, leverage, and refinancing. • Calculate and analyze IRR, MOIC, DPI, RVPI, and TVPI. Financial Analysis & Investment Support- • Build deal-level underwriting models including rental income, lease structures, operating cash flows, debt financing, capex, and exit assumptions. • Analyze asset performance, tenant profiles, and lease terms. • Support investment underwriting, valuation analysis, and financial due diligence. • Assist in preparation of investment memos, IC presentations, and fund reports. • Track actual versus projected performance and conduct variance analysis. Tools, Systems & Documentation- • Develop clean, scalable, auditable financial models with clear documentation. • Prepare user guides and walkthrough documentation for stakeholders. • Optional integration with ARGUS Enterprise or other real estate modeling tools. • Support ongoing enhancements, automation, and optimization of models. Required Qualifications- • 2–4 years of experience in Real Estate Private Equity, Investment Banking, Asset Management, or Financial Advisory. • Bachelor’s degree in Finance, Accounting, Economics, Business Administration, or a related field. • Strong expertise in Excel financial modeling (advanced formulas; VBA preferred). • Working knowledge of Python (Pandas, NumPy, Streamlit/Dash) is a plus. • Strong understanding of real estate fund structures, LP/GP waterfall models, and partnership agreements. • Ability to interpret LPAs and translate legal terms into financial logic. Preferred Qualifications- • MBA, CFA, or equivalent professional certification. • Experience with single-tenant net lease investments. • Exposure to U.S. or global real estate private equity funds. • Experience working with ARGUS Enterprise.
