Site Head – Sales & Client Experience (Luxury Residential) 📍 Location: Bandra, Mumbai 🏗 Project: Astoria – Boutique Luxury Residential Development Role Overview We are appointing a Site Head – Sales & Client Experience to lead on-site sales operations for Astoria, a premium residential project in Bandra. This role is the single point of authority on site, responsible for sales execution, client experience, broker coordination, and pricing discipline. It is a senior, hands-on role suited for a professional who can operate in a lean structure, manage high-value conversations, and work closely with the promoter team. The emphasis is on quality engagements, controlled negotiations, and long-term brand value. Key Responsibilities On-Site Sales Leadership • Own day-to-day sales operations at the project site / experience centre • Act as the final escalation point for pricing discussions, negotiation boundaries, and deal structuring • Ensure a consistent, high-quality client experience aligned with the project’s positioning Broker & Client Engagement • Build and maintain relationships with select residential brokers and channel partners • Conduct broker meetings, briefings, and site walkthroughs • Handle senior-level broker and client conversations as required • Ensure disciplined and accurate representation of the project at all times Deal Oversight & Closures • Review and monitor all active sales pipelines and negotiations • Support Senior Sales Managers on complex deals and closures • Coordinate with legal and finance teams for Agreement for Sale (AFS) execution and collections • Ensure timely and compliant closure of transactions Governance & Reporting • Ensure adherence to RERA guidelines and internal sales protocols • Maintain accurate reporting of bookings, pipelines, and collections • Provide regular market feedback and buyer insights to senior management • Escalate only exception cases, maintaining clear internal accountability Candidate Profile • 8–12 years of experience in residential real estate sales • Prior exposure to premium or luxury residential projects preferred • Strong understanding of broker-led sales in Mumbai (Western Suburbs experience preferred) • Proven ability to manage negotiations, brokers, and high-value clients • Sound knowledge of CRM systems and MIS reporting • Calm, professional, and brand-conscious approach Reporting Structure • Reports directly to Promoter / Managing Director Compensation Competitive fixed compensation commensurate with experience, along with a performance-linked incentive structure aligned to collections and overall project outcomes.
